Inn Policies

Reservation

All reservations require a credit card (VISA, MasterCard, Discover, American Express) to hold the reservation. We do not process the card at the time of reservation. Reservations are easily made online with our reservation system or by calling us at (800) 421-0082 or (716) 753-7989.

Cancellation

If your travel plans change and you must cancel your reservation, we kindly ask for as much advanced notice as possible. Preferably at least seven, 7, days advanced notice to give us time to re-book your room. Cancellations within the 7-day period may be subject to a cancellation fee of 50% of the total stay or one-night charge for room(s) reserved, whichever is greater. A phone call to us to cancel your reservation is preferred. If you contact us by email to cancel; please include your reservation number.

Rates

Rates and policies are subject to change and can vary during high impact periods and for some special events or requests. New York State sales tax of 8% and a Chautauqua County room tax of 5% plus a service charge of 3.5% will be applied to all charges.

Payment

Processing payment is discussed at time of check-out: Charge the balance due to your VISA, MasterCard, Discover or American Express charge card or accept cash payment of the balance due.

Check-In / Check-Out

Check-in: 3:00 PM - 7:00 PM. Knowing your arrival time allows us time to get everything ready for you, helps us plan our chores about the farm and know when to expect you. If arriving outside of these times (especially after 7pm can be difficult for us here on the farm), we kindly ask that you call us to make arrangements. Also, if your travel time changes (delayed or earlier), we kindly ask you call to inform us, so we know when to expect you.

Check-out: 11:00 AM: We ask that you respect this so we may have time to clean and freshen the rooms and home for the next arriving guests.

Dietary Requirements

Should you have any special dietary requirements, restrictions, or needs we request you note this at the time of your reservation or in advance of your stay so we may best accommodate you. We will also discuss this with you upon check-in to be sure we meet your needs.

Occupancy

Please understand and respect that we can not accommodate more than 2 persons per room.

Children

For safety reasons and for the comfort of our guests, only children 13 years of age or older can be accommodated. Parents must supervise their children at all times and keep them from running, jumping, and shouting while inside our home. Also, for safety, children must be supervised around the farm and farm animals. Climbing onto farm equipment, trees or any fencing is not permitted.

Pets

For safety reasons and for the comfort of our guests we are not able to accommodate pets.

No Smoking Environment

The Great Tree Inn Bed & Breakfast is a non-smoking environment.
